Check-in is from 15:00 and check-out by 11:00 on most days. Arriving early or leaving late? Just ask — we'll do our best to work around the other guests and your travel plans.

The honest small print
A few things worth knowing before you book. We'd rather tell you upfront than surprise you on arrival.
Parking & EV
Free parking & Tesla charging
A free private parking space is included with your stay, right by the house. There's a Tesla charging point on site too, so you can arrive on an empty battery and leave topped up.
Pool & garden
Heated pool, seasonal
The outdoor pool is heated and sits in our large tropical garden. It's a seasonal pleasure — typically open from spring through early autumn — and shared with us and the other guests. A cocktail by the water is the best way to end a day in the city.
Breakfast
Breakfast, your way
Breakfast is included and served wherever you like best: in your room, or — weather permitting — in the garden by the pool. Tamara's speciality is an egg coddler, a gently poached egg served the traditional English way.
Families
Kids & the treehouse
Children are very welcome. The Afrika garden suite connects by a bamboo bridge to a treehouse where kids can play — or even spend the night. Rooms sleep up to two adults and two children, with a third child possible on request.
Accessibility
Steps & reduced mobility
Koto is a characterful heritage house, so expect original staircases and a few steps between levels; the treehouse is reached by a bamboo bridge and isn't suitable for reduced mobility. Tell us what you need and we'll advise honestly on which room suits you best.
