Our suites are made for two, and the treehouse room sleeps two children. Cots, high chairs and extra beds can usually be arranged — just tell us what you need when you enquire.

Every room at Koto has its own country, its own colour and its own small story — from a golden walk-in shower to a two-hundred-year-old Indian arch. Choose the one that sounds most like your trip.
Three themed suites, a garden treehouse for the children and a poolside living room shared by everyone. All of it sits behind one Antwerp townhouse façade, a short stroll from 't Zuid.
Suite one · The golden room
AZIË
Golden light, warm timber and a walk-in rain shower that turns an ordinary morning into a small ceremony.
Our most serene room borrows its palette from the East: burnished gold, deep teak and soft linen, lit by a low sun that slips through the garden trees. Sink into a generous bed, then step into the walk-in shower as the water turns the whole room to brass. It is the suite guests choose when they want to slow right down.

Suite two · The garden room
AFRIKA
Earth tones, woven textures and doors that open straight onto the garden — the room that lives half outside.
Afrika is all warm clay, rattan and afternoon sunlight, with French doors that fold back onto the terrace. Mornings begin with coffee on your own step and the smell of the tropical planting after rain; evenings end with the pool lights rippling across the ceiling. Ground-floor ease with the garden on tap.

Suite three · The arch room
INDIA
A two-hundred-year-old Indian arch frames the bed like a stage — old-world craft meeting a green Antwerp garden.
The showpiece of Koto: a carved arch, salvaged from India and now two centuries old, reimagined as a headboard you will keep photographing. Jewelled fabrics and a soft, dimmable glow make it the most romantic room in the house, opening onto the garden and the pool beyond.

For the little ones
THE TREEHOUSE ROOM
A proper treehouse in the garden, made for hide-and-seek, bedtime stories and very tired parents.
While the grown-ups linger over dinner, the children get a world of their own: a timber treehouse tucked into the greenery, with cosy beds, a little reading nook and enough adventure to fill an afternoon. Safe, close by and endlessly exciting — the reason families come back to Koto.

Shared with everyone
THE POOLSIDE LIVING ROOM
A long, open living space that spills onto the pool deck — where the house gathers, or doesn't, exactly as you please.
Beneath the tropical planting, the shared living area opens onto the heated pool and the terrace. Help yourself to coffee, sink into a deep sofa with a book, or drift between the water and the shade. It is the heart of Koto, and it belongs to every suite.

Mobility
Koto is a classic Antwerp townhouse, and the upstairs suites are reached by stairs, so the house is not fully step-free. Let us know your needs and we will be honest about what we can offer.
The pool & its season
The garden pool is heated and open through the warmer months — roughly late spring to early autumn, and always weather depending. Out of season the garden and terrace stay yours to enjoy.
Parking & charging
Free private parking on site, including a Tesla destination charger. Let us know your arrival time and we will keep a space for you.
